Bob Krout was a member of the Commissioning expert panel which fielded all types of commissioning related questions at the April 13, 2011 ASHRAE Professional Enrichment Seminar in Arlington, VA.  He was joined on the panel by Tony DiLeonardo, Ray Smith, and Harry Haywood.
 
BK Cx was recently awarded a contract from Boston Properties to perform both LEED CS V3.0 Fundamental and Enhanced Cx for the major renovation and addition to their property at 500 Capitol St, NW.  Total project size is approximately 296,000 gross square feet and is scheduled for completion in late 2012.  This is our 2nd largest contract to date.  It is now in the construction phase and is quite a sight from Union Station.
 
BK Cx was recently contracted by Gensler Architects to perform both LEED CI V3.0 Fundamental and Enhanced Cx for the Build-Out of (3) office floors for The JBG Companies, in JBG's base building in Chevy Chase, MD.  The project includes  advanced Lighting Controls with an integrated Day-Light Harvesting, Occupancy Sensor, Time of Day, and Lutron Scene Selection system and is seeking a Gold rating. Project is now in construction phase.
 
BK Cx was recently contracted by the Whiting-Turner Contracting Co. to perform both LEED NC V2.2 Fundamental and Enhanced Cx for the construction of the new P188/P189 RDT&E Support Facility Phase I and II at the Navy's Carderock, MD Surface Warfare Center.  This is a 22,400 gross square foot design-build project.  Project is now in construction phase.
 
BK Cx was contracted by the Natural Resources Defense Council to perform both LEED CI V3.0 Fundamental and Enhanced Cx for the build-out of their floor in a NW DC office building. Their LEED rating goal is PLATINUM, the highest possible.  Functional Testing of HVAC & Controls and the Lutron Quantum Lighting Control System have now been fully completed.  A customized Systems Manual (developed by BK Cx) and Final Report were delivered, and all LEED On-Line EA Pr1 and EA Cr2 items have been submitted.  Warranty phase Cx check-up will be done approx. 8 months after Substantial Completion.
 
BK Cx was contracted by Boston Properties to perform both LEED CS V3.0 Fundamental and Enhanced Cx for two 256,000 gross square foot buildings in Springfield, VA; making this our largest contract do date.  Currently near 100% CDs but on hold.
 
BK Cx was contracted by Edgewater Construction Services, LLC to perform Commissioning services equivalent to LEED NC V2.2 Fundamental and Enhanced Cx for a major renovation of an Army Training facility at Ft. Eustis, VA.  Functional performance testing has been completed for the small server rooms and data centers.  Central HVAC system functional testing is upcoming.
 
BK Cx was hired to perform both LEED CI V3.0 Fundamental and Enhanced Cx for the 102,000 square foot build-out for the law firm of Fried, Frank, Harris, Shriver, and Jacobson, LLP.  This build-out is occuring in Lafayette Towers, which was certified as LEED Platinum for the Core & Shell.  Performing LEED Enhanced Cx for a CI V3.0 project makes a lot of sense, as it provides valuable benefits for a small incrmental cost, and is worth a whopping (5) LEED credits!  Functional Performance Testing has been completed.  The warranty period Cx check-up was recently completed.
 
BK Cx completed a successful Retro-Commissioning Fire Protection Assessment for (8) large City of Charlottesville facilities. Richard Klinker, our registered Fire Protection Engineer, performed the bulk of this work.
 
BK Cx has completed Warranty Phase Commissioning (LEED Fundamental plus Enhanced) of a new Lockheed Martin high bay manufacturing, testing, and research facility and a new Lockheed Marting Multi-Purpose meeting facility. In March, 2011 the meeting facility, now named "Patriot Center", was awarded LEED Gold certification!
 
BK Cx was awarded a contract for LEED NC V3.0 Fundamental Cx of a major renovation of the Facilities Maintenance building of the City of Charlottesville.  Functional testing has been successfully completed, the final report has been provided, and all LEED On Line EA Pr1 items have been completed.
 
Finally, our Manager, Bob Krout, qualified for and passed the Building Commissioning Association's Certified Commissioning Professional (CCP) Exam in January 2010.  This exam is recognized as being the most arduous to qualify for.  BK Cx now fully meets the qualifications requirements of almost all Federal projects.  We thank all of you who we have worked with and have served as references for us in these efforts!
